What is Ejari and How to Register Ejari in Dubai

Ejari is a familiar jargon for expats who have already dealt with rentals and finding accommodations in the UAE. Literally speaking, Ejari is a government-run program to regulate all tenancy contracts in Dubai. Ejari system states that all rental contracts for Dubai properties have to be registered online through the Ejari portal. Ejari portal is a state-of-the-art system aiming at protecting landlords and tenants in the city. This is a very valuable system for multiple reasons. For example, Ejari is an integral part of renting apartments in Dubai that ensures tenancy contracts are drafted into a legally binding document structured in a government-approved format. The Ejari tenancy contracts also act as evidence of the tenancy’s validity, creating transparency if a dispute arises. As an Ejari also officially records the rents agreed on, landlords cannot indiscriminately increase the rent when renewing the tenancy contract in Dubai.

Ejari contracts are used for the following occasions, which are all rental transactions:

  • renewals, 
  • cancellations, 
  • transfers and terminations 

 

On these occasions, Ejari acts as an official record providing all the essential details.

 

 

Is Ejari mandatory?

According to the UAE’s rules and regulations, every time one signs a new tenancy contract in Dubai, they must also complete an Ejari registration. This is a mandatory requirement, not just by the RERA but also for several other associated formalities. The following occasions mandate registering an Ejari:

  • Residence Visas, 
  • New Applications and renewals
  • Telephone/Television/Internet connection
  • Obtaining a Commercial License
  • Employing domestic staff
  • Acquiring an alcohol license
  • Electricity and water connection

  • Helping the tenants to do the requisite background check on the landlord and the property by requesting historical data,

  • ensuring a smooth relationship between landlords and tenants.

 

How to register in the Ejari system

Registering Ejari rests with both the tenant and landlord, but in most cases, it is the tenant or the real estate agent who completes the process. There are two methods to register Ejari:

  • offline through one of the approved centers,
  • online through the Ejari portal or Dubai rest app.

 

The online registration system is applicable for the following:

  • Landlords and/or their representatives,
  • Property management companies,
  • Real estate brokers,

 

It is noteworthy that tenants cannot register on Ejari’s official website. They can only register online through the Dubai REST app. The procedure for online registration through this app is straightforward: 

  • Download the Dubai REST app
  • Go to the Services section
  • Select RERA
  • Seelct the Register Ejari Contract
  • Fill out the required fields
  • Upload the documents
  • Submit

 

The fee to register Ejari through the Dubai REST app or the Ejari System is AED 175.

 

Documents required for registering the Ejari 

The following documents are required for registering in the Ejari system:

  • A tenancy contract
  • A copy of Emirates ID, 
  • A copy of passport, 
  • A copy of the commercial license or power of attorney (if assigned) of the tenant,
  • A letter from the landlord, stating the meter number (if there are shared electricity meters),
  • An undertaking form of the data validity (if registered through real estate services trustees).

 

Ejari registration fees

The registration fees are as follows:

  • AED 155 for registration (excluding VAT)
  • AED 10 – Knowledge fees
  • AED 10- Innovation fees

If the registration has been done through the real estate services center, the Ejari fees are AED 219.75 (including VAT). 

 

Things to consider after the Ejari registration is complete.

After the registration is complete, there are a few factors to note:

    • It generally takes 1-2 working days to process and generate the Ejari number.
    • Once the Ejari online registration is complete, the official Ejari contract will be issued.
    • An attestation acknowledging that the contract is registered with Ejari online and a breakdown of the payment will be issued.
